Research the tenant market, make sure that you are presenting your property at its best to attract your ideal tenant, and once an offer comes in use a comprehensive referencing system to reduce the likelihood of future problems. Remember that first impressions are lasting impressions, you, your property and your agent will set the scene for the duration of the tenancy.

In today’s market where most rents are payable monthly, it is quite usual for the tenants deposit to equal one and a half months rent. Since April 2007 in line with the Housing Act 2004, all deposits collected under Assured Shorthold Tenancies (or any renewal thereof) must be protected in one of the Governments authorised custodial tenancy deposit schemes.

Generally rents are paid and collected, in advance, on the same day each month. However depending upon the terms of the tenancy agreement, payment may be quarterly or in some cases annually. The initial rent and tenancy deposit is payable before the tenant occupies the property. Rent is routinely paid by standing order and may also be collected by debit card or direct debit.

Utility meters will be read and recorded by the appointed Inventory Clerk on the day your tenant moves in. Where your property is managed by us, the readings will be advised to the service providers and the accounts transferred into your tenant‘s name. Closing accounts in your name will come to our offices for payment from your rental income. Your tenant is responsible for payment of these accounts for the duration of their tenancy.
